What rough renovation includes

Rough renovation by KyivReno in Kyiv is the foundational stage that determines the quality and longevity of every subsequent finish. The package covers demolition of old surfaces and partitions, building new walls from aerated concrete or brick, running electrical wiring with dedicated circuit groups and a panel, manifold-based water supply and sewer routing, waterproofing in wet areas, laser-levelled screed with underfloor heating, and machine-applied wall and ceiling plaster.

We carry out rough works for complete apartments and private houses — either as a standalone stage or as part of a full turnkey renovation. Once finished, the space is ready for any finish: tile, paint, wallpaper, or decorative coatings.

Stages of rough work and quality control

After a free engineer visit, you receive an estimate with a fixed price. Work proceeds in a logical sequence: demolition and waste removal, building and reconfiguring walls, chasing and running electrical, plumbing distribution and pressure testing, bathroom waterproofing, laying screed to beads, and machine-applied wall and ceiling plaster brought true to a laser level.

Specialised crews own each stage: electricians run cable to Ukrainian codes (DBN and PUE), plumbers install pipes and pressure-test for leaks, and plasterers bring surfaces true to the laser. An independent quality inspector verifies concealed work before close-up — chase depth, sewer falls, screed thickness — and hands over a photo report. This is the stage where the nodes you can't reach after finishing are formed, so control here is critical.

Rough work is the dustiest and noisiest stage of a renovation: demolition, chasing, screed, and machine plaster generate a lot of dust and moisture, and the space is temporarily left without any finish. We therefore don't recommend living in the apartment during the active phase and agree the schedule in advance so you can plan temporary accommodation. Indicative timing for the rough cycle of a typical apartment is from a few weeks to 1.5–2 months depending on area, the extent of layout changes, and the number of wet rooms. Once the screed and plaster have dried, the space is fully ready to move on to finishing.

Cost and what's in the estimate

Rough renovation costs significantly less than a full turnkey package, letting you spread expenses over time and order the finishing later. The cost is itemised in the estimate, split between labour and core materials — screed and plaster mixes, cable, pipes, waterproofing, and fasteners. The price is fixed in the contract before work begins. Fixed estimate and 1-year warranty

The amount for rough work is fixed in the contract and doesn't change without written approval of additional scope. All completed work carries an official 1-year warranty. Because the rough stage forms the concealed engineering nodes, we keep the electrical and plumbing schematics and photo reports of hidden work — which simplifies later finishing and maintenance.

Can I order the finishing from you later?

Yes. We keep the schematics and photo reports of concealed work, so the finishing can be ordered from KyivReno later as a separate stage without losing any information about the engineering nodes.
