Apartment Renovation 36 m² in Holosiivskyi Residential Complex

Turnkey renovation of a 36 m² apartment in Holosiivskyi Residential Complex, Kyiv, at 37 Velyka Vasylkivska St., Holosiivskyi District. Holosiivskyi Residential Complex is a business-class building by developer Intergal-Bud, completed in 2021, with a monolithic frame structure. The apartment was handed over in new-build condition: rough screed, unplastered walls, and basic utility connections with no finishing whatsoever. Works covered all rooms — an open-plan kitchen-studio, a combined bathroom, a living room, an entryway, and a glazed balcony. Renovation began with wall plastering and floor levelling, followed by a full scope of electrical work: a Hager distribution board with 24 modules and 16 dedicated circuits was installed — separate lines for the air conditioner, hob, oven, dishwasher, and refrigerator. The bathroom was clad in large-format marble-effect porcelain tile in a beige-brown palette — the same tile on walls and floor creates a seamless surface with minimal grout lines. A Geberit wall-hung toilet frame with a rimless toilet, an oak-finish floating vanity unit, and a perimeter LED-backlit mirror were installed. The bathroom also features a shower zone with a built-in linear tile-level drain, and a Beko washer-dryer column with an Ariston water heater above it — a compact solution for a 36 m² apartment. The balcony is finished with elongated-plank wood-effect porcelain tile in a light oak look — a material resistant to moisture and temperature fluctuations, unlike laminate. The linear kitchen was fitted with matte graphite MDF cabinet fronts; the countertop and backsplash are oak-effect laminate panels; built-in appliances in black were selected to match. In the room and hallway, walls are finished with structured textile-effect wallpaper in grey, flooring is light oak laminate, and doors feature a Sonoma oak decor with horizontal black glass inserts. A sliding wardrobe with mirrored and graphite panels with oak-effect inserts was installed in the entryway — a practical solution for a compact space. The apartment was delivered fully move-in ready: appliances connected, doors and plumbing installed, lighting fitted. The KyivReno team completed the entire turnkey scope with a dedicated site manager and a fixed price in the contract — experience since 2014.

Frequently Asked Questions

What is the structural system of Holosiivskyi Residential Complex and what does it mean for renovation?

Holosiivskyi Residential Complex is a business-class monolithic frame building by Intergal-Bud, completed in 2021. The monolithic frame provides level floor slabs and minimal settlement, so wall plastering and floor screeding proceed without critical cracking. This reduces time spent correcting geometry and provides a better base for finish work.

Why was a washer-dryer column chosen instead of separate machines for the bathroom of a 36 m² apartment?

In the combined bathroom of a compact apartment, floor space is limited, so the Beko washing machine and dryer were stacked vertically, with an Ariston water heater mounted above them. This solution frees up floor area and leaves room for a shower zone with a linear drain and a vanity unit.

Why was porcelain tile chosen for the balcony of Holosiivskyi Residential Complex instead of laminate?

The balcony is glazed but unheated, so humidity and temperature fluctuations there are significantly higher than indoors. Elongated-plank light oak-effect porcelain tile does not swell from moisture or warp in frost, unlike laminate. This extends the lifespan of the flooring without the need for additional protective treatments.

How is the electrical supply organised in this apartment?

A Hager distribution board with 24 modules and 16 dedicated circuits was installed. Separate lines were run for the air conditioner, hob, oven, refrigerator, and dishwasher — this prevents circuit breaker trips when several high-power appliances are used simultaneously. The circuit diagram is displayed on the inside of the board door for easy reference.

What did the client receive after the renovation of their apartment in Holosiivskyi Residential Complex was completed?

The apartment was delivered fully move-in ready: built-in kitchen appliances connected, interior and entrance doors fitted, plumbing installed with a Geberit frame system, balcony finished, and a sliding wardrobe installed in the entryway. The client received a space where all that remained was to arrange the furniture.
