Designer Renovation of a 78 m² Apartment in Krystalevi Dzherela Residential Complex

Designer renovation of a 78 m² two-level apartment in Krystalevi Dzherela Residential Complex in Teremky, Kyiv — from demolition to full move-in readiness. Krystalevi Dzherela is a monolithic-frame comfort-class complex by developer KSM-GROUP at 42 Metrolohichna St. in Holosiivskyi District. The apartment was handed over by the developer as a bare shell — without floor screed, plaster, or internal partitions, with a reinforced-concrete staircase flight between the levels. The client tasked the team with creating a bespoke interior with an open-plan layout on the first level, defined kitchen and living room zones, and full bedrooms on the second. On the first level, a continuous floor screed with subfloor preparation was laid, walls were machine-plastered, and a matte stretch ceiling installed. The living room and corridor floors are laid with large-format porcelain tile in a light oak finish in the classic herringbone pattern, which also covers the accent wall between the panoramic windows — a technique that merges floor and wall into a single plane. The U-shaped kitchen set features powder-pink MDF facades with a routed profile and concealed black handles; the island and worktop surfaces are crafted from natural marble with prominent veining. The kitchen zone floor is separated from the living room by vintage geometric tile with a diamond-shaped ornament in grey-blue-brown tones. Electrical wiring was run from scratch with separate circuits for lighting, outlets, climate control, and appliances. Black Gorenje built-in appliances (oven and microwave) are integrated flush into the cabinet facades. On all levels, a black track lighting system on rectangular-contour rails with adjustable surface-mounted spotlights is used — with no concealed cornices or plasterboard structures, preserving maximum ceiling height. The monolithic concrete staircase between levels is covered with a pile carpet in grey-beige for noise reduction; risers and side elements are clad in MDF to match the floor colour; a routed-decor cabinet built under the flight fully utilises the dead space. In the bathrooms, walls are finished with large-format ceramic tile in white marble with grey veining; floors feature light wood-effect tile and Moroccan geometric ornament in different zones. The concealed LEOV boiler is enclosed in a built-in MDF cabinet in a light oak finish with black metal handles, keeping the bathroom neat. In the hallway, the electrical panel with circuit-breaker access is hidden behind hinged doors of a furniture section. The client received a fully move-in-ready two-level apartment with connected appliances, built-in furniture, and a coherent bespoke interior on every level. The KyivReno team, with experience since 2014, managed the project turnkey with a dedicated site manager, a fixed contract price, and on-site supervision of all subcontracted works.

Frequently Asked Questions

What condition is the apartment in Krystalevi Dzherela Residential Complex handed over in by the developer?

KSM-GROUP hands over apartments in Krystalevi Dzherela Residential Complex in a bare shell condition — without floor screed, plaster, or internal partitions. In two-level apartments, a finished monolithic reinforced-concrete staircase flight between floors is already in place, but all rough and finish works are carried out by the owner. This provides complete freedom in layout planning and choice of materials.

Why was porcelain tile chosen for the living room floor instead of parquet?

Porcelain tile in a herringbone pattern was chosen for its superior durability and moisture resistance compared to natural wood — especially important near panoramic glazing and balcony doors where moisture ingress is possible. Modern large-format porcelain tile in a light oak finish is visually almost indistinguishable from a timber floor, yet withstands significantly heavier loads.

How is the lighting arranged in a two-level apartment without plasterboard ceilings?

On both levels, a black track lighting system is installed on rectangular-contour rails with adjustable surface-mounted spotlights. This solution requires no plasterboard structures or concealed cornices, thus preserving maximum ceiling height. The tracks allow flexible repositioning and redirection of light depending on furniture arrangement.

How were the boiler and utility pipes concealed in the bathroom?

The LEOV boiler and supply pipes are concealed behind an MDF built-in cabinet with light oak-effect facades and black metal handles. The rear wall of the niche is clad in white marble-effect porcelain tile to match the overall bathroom finish. Ventilation grilles are integrated into the cabinet facades — the room looks neat with no visible utilities whatsoever.

What did the client receive upon completion of the two-level apartment renovation?

The client received a fully move-in-ready apartment with connected Gorenje built-in appliances, custom-made cabinet furniture, a designer interior on both levels, and all engineering concealed. Designer details — marble countertops, vintage geometric kitchen tiles, herringbone porcelain tile accent walls, and fluid art photo wallpaper — were all realised within a single cohesive concept without compromise.
