How pricing works

Three turnkey renovation packages for apartments and houses, with labour and rough materials included in the per-m² price. Standard (from 17,900 UAH/m²) is a reliable base delivered in 3–4 months. Comfort (from 26,200 UAH/m²) brings upgraded materials and ergonomics in 4–5 months. Premium (from 37,200 UAH/m²) adds an individual design project, author's supervision and the highest level of finish in 6 months or more. Finish materials and furniture are not included in the price. We offer turnkey rough renovation separately, with rough materials or as labour only. The price is fixed in the contract before work begins.

Standard, Comfort and Premium rates include labour, rough construction materials, and the installation and application of decorative finishes. The purchase cost of finish materials and furniture is excluded and paid separately. We prepare a detailed estimate within 3–5 days after inspection and fix the agreed amount in the contract.

What factors affect renovation cost?

Several factors determine renovation cost. First is apartment area — more square meters mean more materials and labour hours. Second is the package tier: Standard from 17,900 UAH/m², Comfort from 26,200 UAH/m², Premium from 37,200 UAH/m². Third is demolition scope. Removing old tile, leveling walls, and tearing down partitions add labour. Fourth is layout changes — moving walls and doorways requires extra materials and permits. Fifth is the number of electrical outlets and plumbing points. Sixth is the grade of finish materials and furniture you select; they are not included in the package price per m² and are paid separately.

What is included in the per-square-meter price?

Standard, Comfort and Premium rates include labour, rough construction materials, and the installation and application of decorative finishes. The purchase cost of finish materials and furniture is excluded and paid separately. Rough materials include plaster mixes, waterproofing, screed, cables, pipes and fasteners. Paint, tiles, flooring, wallpaper, lights and plumbing fixtures are purchased separately; their application and installation are included in the agreed package scope.

How does payment for renovation work?

Payment is split into 5 stages tied to completed work phases. You pay an initial advance that covers rough material procurement and demolition start. The next payment comes after rough work: electrical, plumbing, screed, and plastering. A third payment follows wet finishing: waterproofing and tiling. The fourth covers dry finishing: painting, ceilings, and flooring. The final payment is due at handover when you sign the acceptance certificate. No full prepayment is required: each next payment is due after a stage is completed.

Can the price increase after signing the contract?

No. The price is locked in the contract before renovation begins. Even if market material costs change, your total stays the same. The only scenario where the amount can change is if you request additional work not in the original estimate. Every such change requires a written change order that describes the extra work and its cost. No additional charges appear without your written approval. This mechanism protects you from surprise invoices and ensures full budget transparency throughout the project.
