Full Renovation of 43 m² in Metropolis Residential Complex

Full renovation of a 43 m² apartment in Metropolis Residential Complex, Teremky, Kyiv — from bare shell to move-in ready home. Metropolis is a comfort-class complex by developer DIM, built using monolithic-frame technology with individual heating and 2.7 m ceilings. The first phase was commissioned in 2020–2021, and the building is a five-minute walk from Teremky metro station. The apartment was handed over by the developer without finishing, with utilities roughed in and aerated-concrete block walls with no interior partitions. The client wanted a functional studio with a defined bedroom, a full kitchen, and a bathroom ready for immediate occupancy. The first stage covered electrical and plumbing routing and installation of boiler connection points in the hallway — a standard solution for apartments with individual heating and no centralised hot-water supply. Walls were levelled with machine-applied plaster; the floor was poured with a reinforced cement-sand screed. In the living room, the accent wall was clad with decorative grey brick-effect gypsum tiles; three chrome-bodied wall sconces were fitted to highlight the textured surface. The living room and kitchen floors were covered with large-format glossy grey concrete-effect porcelain tiles, while the bedrooms received light wood-effect laminate. The wall by the bathtub was tiled with large-format black-and-white floral-print tiles; the side walls were fitted with white 3D wave-relief tiles; the floor received dark slate-effect porcelain tiles. In the bedroom, a built-in sliding wardrobe with matte fronts was installed alongside a decorative geometric-relief gypsum 3D panel in place of wallpaper, plus a dark-grey stretch ceiling with recessed spotlights. Two-level stretch ceilings were installed in every zone: a glossy white ceiling in the living room enhances the sense of height, while dark ceilings in the bedrooms create contrast for an intimate atmosphere. The client received a fully move-in-ready apartment — with a connected water heater, a built-in washing machine in the kitchen, and fitted lighting throughout. The KyivReno team delivered the project with a fixed contract price, a dedicated site manager, and quality control at every stage.

Frequently Asked Questions

What type of heating do apartments in Metropolis Residential Complex have, and how does it affect the renovation?

Metropolis Residential Complex has individual heating — there is no centralised hot-water supply. During the renovation we installed an electric water heater in a niche in the hallway to avoid losing usable floor area. We also ran separate heating circuits and brought in connection points for radiators in accordance with the project design.

What materials were used for the accent walls in this apartment in Teremky, Kyiv?

In the living room, the accent wall was clad with decorative grey brick-effect gypsum tiles with a textured finish, illuminated by wall sconces with chrome shades. In the bedrooms, gypsum 3D panels with a geometric pattern and hexagonal tiles with a black-and-white design were used. These solutions replace wallpaper and add texture without introducing extra colour.

How is the space organised in the 43 m² studio apartment in Metropolis Residential Complex?

The monolithic-frame construction of the building made it possible to do without load-bearing interior walls. Zoning was achieved visually — through different floor coverings: porcelain tile in the living room and kitchen, laminate in the bedrooms. Two-level stretch ceilings in contrasting colours further define the functional zones.

Why was relief tile with a 3D effect chosen for the bathroom?

The white wave-shaped 3D relief tile on the bathroom's side walls contrasts with the dark decorative tile by the bathtub and visually enlarges the compact bathroom. This material conceals splashes and requires minimal maintenance. The floor was finished with dark slate-effect porcelain tiles 60×60 cm — they withstand moisture and complement the overall contrasting colour palette.

What infrastructure is available to residents of Metropolis Residential Complex in Teremky?

Teremky metro station is a five-minute walk away, providing fast connections to central Kyiv. The complex grounds are gated, with a car-free courtyard thanks to underground and above-ground parking. On site there is a 2-hectare landscaped park with a fountain, running tracks, and the largest climbing pyramid in Ukraine — a Berliner Seilfabrik structure.
