What turnkey renovation includes
Turnkey renovation by KyivReno is a full cycle of work — from bare walls to a home where all that's left is to move the furniture in. One team runs the project from the first measurement to key handover, so you never have to coordinate several contractors or reconcile their schedules yourself.
Every package covers the same base scope: site measurements and a detailed estimate, demolition of old surfaces and partitions, layout changes per an approved plan, electrical wiring with a full outlet and lighting layout, plumbing with waterproofing of wet areas, screed and underfloor heating, plastering, tiling, final wall and ceiling finishes, flooring, doors and skirting, fixture and appliance installation, and a post-renovation clean.
We take on complete apartments and houses. We don't do stand-alone bathrooms or kitchens outside a full renovation: in that format nobody can be accountable for concealed work already buried under someone else's screed or plaster. If you only need the first structural stage, that is a separate service — turnkey rough renovation.
Full turnkey or rough-in renovation: what result do you need?
We offer two complete packages. Full turnkey renovation covers utilities, surface preparation, decorative finishes and installation of the agreed fixtures and equipment. The complete rough-in package combines electrical work, plumbing and wall preparation; screed, waterproofing and other necessary work are included according to the estimate. The difference is the condition at handover: a finished interior or a prepared base for finishing.
If you want to move in after the renovation, compare Comfort and Premium using a complete estimate. Send the floor plan, area, photos of the current condition and examples of your preferred interior. For an apartment in a residential complex, include the complex name and building: access and work arrangements need to be checked for that specific building.
- Labour and materials: which items are included in the package and which depend on the selected finishes.
- Furniture, appliances and additional equipment: what needs to be made, purchased, delivered and installed, and who is responsible.
- Readiness to move in: exactly what will be installed, connected and checked before handover.

Standard, Comfort and Premium: what actually differs
The scope of work is identical across the three packages — what changes is material grade, detail complexity, and how many decisions are made specifically for your home. Most of our clients choose Comfort or Premium, because that is where the differences you notice every day appear: walls flat enough to take raking light, seamless transitions between floor finishes, layered lighting scenarios.
- Standard — from 17,900 UAH/m², typically 3–4 months. A reliable base: wallpaper, laminate, stretch ceilings, good but off-the-shelf materials. The rational choice for a rental unit or a first fit-out in a new build.
- Comfort — from 26,200 UAH/m², 4–5 months. Painted walls prepared for side lighting, engineered wood flooring, complex tile layouts with mosaic and recessed niches, wall heating in the bathroom, considered storage ergonomics. This is the most-chosen package: a clear step up in surface quality without a premium-tier budget.
- Premium — from 37,200 UAH/m², from 6 months. A bespoke design project with 3D renders, plasterboard ceilings with shadow-gap profiles, large-format slabs, solid parquet, flush-mounted doors, mouldings, and built-in furniture to custom drawings.
The per-square-metre rate includes labour and core construction materials — plaster, screed, cable, pipes, fasteners. Finish materials you choose (tile, flooring, fixtures, lighting) are calculated separately and entered transparently into the estimate before the contract is signed. For a 60 m² apartment the indicative labour budget runs from 1,074,000 UAH on Standard to 2,232,000 UAH on Premium. How the work runs: stages and quality control
After a free engineer visit to your property, you receive a detailed estimate with a fixed price within 3–5 days. Work then proceeds in sequence: demolition and layout changes (1–2 weeks), engineering systems — electrical, plumbing, heating (2–3 weeks), rough works including screed, waterproofing and plaster (2–4 weeks), tiling (1–3 weeks), final finishes (2–4 weeks), doors, lighting, fixtures and appliances (1–2 weeks), then a final clean and handover.
A site supervisor coordinates every crew — electricians, plumbers, tilers, painters — on a single schedule, while an independent quality inspector verifies concealed work before close-up and hands you a photo report. That control rules out rework once services are already hidden in the walls and screed, which is the most expensive class of mistake in any renovation.
You sign off each stage before the next begins, and payments are tied to the scope actually accepted. Every project is assigned a personal manager who keeps you posted on progress, agrees any estimate change in writing, and stays in touch from first contact to key handover.
Private house and cottage renovation
We run houses with the same packages and the same team, but the scope is wider than an apartment, so the estimate always follows an on-site survey.
The interior cycle gains autonomous engineering systems: a gas or electric boiler, heating distribution across floors, underfloor heating, a borehole or well, a septic tank or a connection to mains drainage, and a whole-house consumer unit. Exterior work forms a separate block that simply doesn't exist in an apartment: facade insulation in mineral wool or expanded polystyrene, facade finishing in render, clinker brick or siding, roof repair or replacement, aprons and drainage, and window and entrance door replacement. Good insulation cuts heating costs by 40–60 %, so on a house it pays back faster than anything else in the estimate.
Exterior work is priced separately after the survey but recorded in the same contract as the interior scope. We work across Kyiv and Kyiv Oblast: Brovary, Irpin, Bucha, Vyshneve, Boryspil, Hatne. A full house renovation covering interior and exterior work takes from 6 months.
Fixed contract price and a 1-year warranty
The contract amount is locked before work begins and doesn't change even if market material prices rise. The only thing that adjusts the cost is additional work not in the estimate, agreed in writing as a separate addendum and only with your consent.
All completed work carries an official 1-year warranty: during that period we fix defects caused by our workmanship at no charge — from plaster cracks to electrical or plumbing issues. The warranty terms, with the covered scope spelled out, are in the contract rather than in a verbal promise.

Frequently asked questions about turnkey renovation
How long does a turnkey apartment renovation take?
It depends on the package: Standard 3–4 months, Comfort 4–5 months, Premium from 6 months. For a typical 50–70 m² apartment that means 3–5 months. Duration is driven by floor area, the complexity of any layout changes, and how quickly you sign off finish materials. The exact schedule is fixed in the contract alongside the price.
What separates Comfort from Standard in practice?
The scope is the same; the difference is in surfaces and details. Standard means wallpaper, laminate and stretch ceilings. Comfort adds painted walls prepared for raking light (the most visible quality difference of all), engineered wood flooring, more complex tile layouts with mosaic and niches, and wall heating in the bathroom. The price gap between the packages is smaller than the gap in how the finished interior feels, which is why most clients settle on Comfort.
What does the per-square-metre price include?
Labour and core construction materials — plaster, screed, cable, pipes, fasteners. Finish materials of your choice (tile, flooring, fixtures, lighting) are calculated separately and entered into the estimate in advance, so you see the full cost before signing.
Can we live in the apartment during the renovation?
Technically yes, but we recommend moving out for the active stages. Demolition, plaster and screed generate heavy dust and noise, and during the engineering stage the apartment is temporarily without water and power. If moving out isn't possible we work room by room with the working area isolated, which extends the overall timeline.
Do you work outside Kyiv?
Yes, across Kyiv Oblast: Brovary, Irpin, Bucha, Vyshneve, Boryspil, Hatne and other locations. The site visit and measurement are free.
Is there a warranty on completed work?
Yes — an official 1-year warranty on all completed work. Warranty claims are resolved at no charge, on terms recorded in the contract.
