Apartment Renovation 72 m² in Patriotyka Residential District

Full renovation of a 72 m² apartment in Patriotyka Residential District, Osokorky, Darnytskyi District, Kyiv. Patriotyka is a large economy-class complex developed by Arkada Bank, built using a monoframe technology with ceramic brick and reinforced concrete walls. The apartment was handed over by the developer in a bare-shell condition — no partitions, no finishes, no utility rough-ins, only a concrete screed and window frames. The client wanted a fully functional family home with defined zones for a kitchen-living room, two bedrooms, a bathroom with a shower, and a separate entryway. The first phase involved demolishing the developer's temporary structures and removing construction debris, after which rough works began — machine plastering of walls, ceiling levelling for painting, and skimcoating to Q3 level. In parallel, a full electrical installation was completed with a distribution panel on DIN breakers and a dedicated low-voltage conduit for internet and intercom. In the bathroom, warm-water drainage, waterproofing, and recessed niches for concealed mixer installation with dark fittings were arranged. Bathroom walls were clad in large-format 60×120 cm porcelain tile with a white marble and grey vein effect, laid with a minimum joint for a seamless panel appearance. A partition with open shelf niches clad in the same material was built between the bathtub and shower zones. In the kitchen-living room, glossy large-format dark grey marble-effect porcelain tile was laid on the accent wall, and black track lighting with spots and pendant lights over the dining area was installed on the ceiling. In the bedroom, the accent wall was covered with retro-style diamond-pattern wallpaper, perimeter LED backlighting in a concealed cornice, and a matte stretch ceiling. The apartment was handed over with connected plumbing, installed radiators, full lighting, and ready for furniture and appliances. The project was delivered by the KyivReno team with a dedicated site manager, a fixed contract price, and a warranty on all works completed.
